An energy renovation is not a single product, but a coordinated real estate project. Who brings together condition, building envelope, building technology, promotion and financing, avoids bad investments and strengthens the long-term value.

Energetic renovation Switzerland: why the time is relevant

Buildings account for a significant part of energy consumption in Switzerland. The Confederation and the cantons therefore support the renewal of the stock. According to the Federal Office for Energy, around CHF 516.4 million were paid out in 2025 via the building programme; together with the impulse program, 636.4 million francs in funding were committed.

In the same year, 20,097 oil, gas or electric heaters were replaced, in 82 percent of cases by heat pumps. These figures show the dynamics, but not automatically the right solution for a single building. A heat pump in a poorly insulated home can be oversized, expensive to operate, or technically unsatisfactory.

The correct order of action

Basically, the future energy demand should first be understood. Insulation, windows and airtightness reduce heating performance, improve comfort and can change the dimensioning of the new heating system. This does not mean that the entire building envelope must always be renovated first. But the target variant should be fixed before the house technology is dimensioned.

In the case of roofs, thermal insulation, sealing and photovoltaics can often be combined in a meaningful way. In the case of facades, connections, thermal bridges, fire protection, appearance and possible limit distances shall be coordinated. In the case of windows, the ventilation concept must also be considered so that humidity and room air quality are controlled.

Etapping can save liquidity. It only works if later steps are already technically considered. Otherwise, new components are reopened, systems are dimensioned incorrectly or conveying conditions are missed.

Use funding without planning errors

Funding programmes vary by canton, municipality and measure. Frequently: The application must be submitted before the start of construction and partly before the order is placed. Those who order first and apply for funding later risk the claim.

In addition to the building envelope and renewable heating, overall renovations, consultations, district heating connections or larger plants can be supported depending on the program. Contributions usually cover only part of the investment. Decisive remains the economy over service life, operation, maintenance and replacement.

The tax treatment changes with the Abolition of the rental value from 2029. In the case of direct federal tax, the deductions for energy saving and environmental protection investments in owner-occupied residential property are waived; Cantons may continue them temporarily. How redevelopment affects property value

A restructuring does not automatically increase the market value by every franc invested. Above all, the market honors reduced risks, lower operating costs, better convenience, modern technology and comprehensible documentation. Overinvestments that do not fit the location or target group can often not be fully realized when selling.

For self-used houses, a good building envelope improves comfort and usability. For return objects, energy consumption, ancillary costs, rentability and long-term investment needs have an impact on yield and risk. Professional buyers are increasingly considering refurbishment backlogs, energy sources and regulatory perspectives.

Preservation of value therefore arises from the appropriate depth. Sometimes a planned heating replacement with hydraulic balancing is sufficient; Sometimes an overall renovation makes sense. For complex objects, reuse or compaction can also provide the greater leverage.

Budget, reserve and project management

A restructuring budget needs more than business offers. This includes planning, permits, construction management, provisional measures, pollutants, incidental costs and reserves.
